Who we are
We're a small team. Not a national hedge-fund-backed iBuyer, not a franchise, not a marketing brand that hands your information to whoever pays the highest referral fee. The same people who answer the phone are the ones who will sign the closing documents at the title company.
We live in Albuquerque. We know the difference between a North Valley adobe and a Westside production build. We know that Corrales zoning is different from Rio Rancho zoning. We know which East Mountain ZIPs the insurance companies have flagged. We know that a Belen property near the BNSF mainline has different comps than one on the west mesa.
What we do, plainly
We make cash offers on residential properties in New Mexico. We close at reputable NM title companies on the seller's timeline — from 7 days to 60 days. We pay all standard seller closing costs. The number on the offer is the number that hits the seller's account at closing, minus any existing mortgage payoff and liens.
We buy properties in any condition. Sometimes we keep them as long-term rentals. Sometimes we renovate them and resell. Sometimes we wholesale them to a vetted partner buyer. Either way, the seller signs one contract and closes once — what we do with the property after that is our problem, not yours.

Most New Mexico sellers, in most situations, are best served by a traditional agent listing. If you have time, a property in good shape, and the energy to manage showings and inspections, the open market will likely net you more. We tell sellers this routinely.

Our honest pricing approach
Cash offers from any honest buyer follow the same math: market value, minus repair budget, minus holding and transaction costs. That's it. The variables are how accurately the buyer estimates market value (NM has very neighborhood-specific comps), how realistic the repair budget is, and how thin a margin the buyer will accept.
We tell sellers the number in writing within 24 hours. We don't move it after. We don't show up the day before closing and "discover" issues we missed. If we got our estimate wrong, that's our problem to absorb — not yours.
