Why local matters in NM
NM has highly neighborhood-specific pricing. A two-bedroom adobe in the North Valley and a two-bedroom production build on the Westside — same square footage — can differ by $200k+ depending on lot, age, and condition. A flat-roof property in Corrales prices differently than the same property in Rio Rancho. Out-of-state cash buyers run algorithms that miss this; we don't.
